Do I need to be pre-approved before we look at homes?+
Not to start the conversation, but yes before we write an offer. Pre-approval is done in-house through the Acre Lending Team, usually within a day, and it is what makes a seller take your offer seriously.
What does it cost to work with you as a buyer?+
In most deals the buyer's agent fee is negotiated as part of the offer. We go over exactly how it works in your situation before you sign anything, so there are no surprises at closing.
How fast can a cash offer actually close?+
Once you accept, as fast as two weeks if title is clean. You pick the date; many sellers choose a longer timeline so the move is not rushed.
Do you handle both Pennsylvania and New Jersey?+
Yes. Alban is licensed in both states and the team closes on both sides of the river every month, so the paperwork differences (transfer tax in Philadelphia, attorney review in New Jersey) are routine for us.
